Mesquite Newsletter - February

What is happening? Well, it is not a good time to sell… at least not if you want to make a profit. It is a great time to buy with many prices at or below prices from 2004. Home loans are still happening however there are more conditions to the loan that make it a longer process. It does take some patience and for the right price and terms on a home most are willing to comply.

The last quarter of 2008 there are some encouraging statistics to talk about. In the last quarter of 2008, 62% of all homes, town homes and condo’s sold were existing structures (resale’s), 35% were new homes, town homes or condo’s. The rest were vacant lots. Prices ranged from $50,000 on a vacant lot all the way to $530,000 for a single family home with the majority of the sales from $150,00 to $229,000. The resale market was fueled by an upswing in Bank Owned properties (REO’s) and Short Sales (owing more than it sells for) which add up to almost half of the sold properties. Our experience in handling these transactions can help you avoid some of the headaches encountered when working with banks. Mesquite...the Premier Location for Amateur Sports in the United States?

This last week we have gotten some great news. So here goes...

1."Massive Sports Project Approved!"
The Desert Valley Times last Friday reported this will be a $500 Million 920 acre sports resort, with completion targeted by 2010. It is being billed as "The Premier location for amateur sports in the United States". This will be at least partially funded by the shoe and athletic brand Adidas. It will be located on the Regional Park land between the Mesa View Hospital and our newly completed Long Drive venue.

The City Council has managed to keep this quiet until it was released to the general public last week. According to plans this will bring Mesquite approximately 500 new jobs. Amenities include:



  • Adidas facilities - offices, deluxe restaurants, training facilities (two Olympic-sized pools, two Olympic-sized diving platforms, and private workout center)

  • Six flex basketball/volleyball courts

  • Indoor track

  • Therapy center (massage, saunas, spas)

  • Sports medicine facility

  • Nutrition center

  • 12 sand beach volley courts with stadium seating for 300-400

  • 15,000 seat softball facility with natural turf, Softball Hall of Fame, Sports Memorabilia Center

  • Softball complex with four five-flex diamonds, concession stands, announcers booth, and day-care center

  • 24 field soccer complex with 400-500 seat soccer stadium

  • 16 court tennis facility plus 300-400 seat tennis stadium and pickle ball courts

  • ANOTHER GOLF COURSE!

  • Football stadium with seating for 3000-5000, with separate track and field area

  • Indoor football/soccer/lacrosse stadium with artificial turf and seating for 3000-5000
  • Water park with lazy river
  • Resort hotel and athletes village
  • Open-air street mall

2. $15,000 Government Stimulus.
The Senate passed a new Isakson Proposal that includes a $15,000 tax credit for ANYONE who buys a home this year. This is great news as home prices and interest rates are still low. If you have any friends or family that may buy this year pass this information along to them.

Fore-Closure Short List & Great Buys

Anybody looking to get a short list of the foreclosures in Mesquite Area please email me at brandon@mesquitegroup.com

Because I do not have the Listings to these properties I am not allowed to advertise them unless asked. However I know of 1192sq.ft. condo for less than $75,000. Townhomes for just over $100,000 and Single family homes starting at 88,000 (needs a lot of work but it is a 4 bedroom). These are all negotiable. I email this list out every Wednesday.

I am keeping a list of buyers and what they are looking for. You want a Condo for $65,000, or a Single Family Home for $90,000??? let me know, I will get back to you when I find one. 01-19-09 Why is Real Estate picking-up???


We have seen an up-swing in activity this last month. It appears that we are not alone, while talking with local builders they too have seen increased activity and have new home starts as well. Buyer's are looking for good deals on condos and small homes. Our listing agents in the office have had great success negotiating short sales with banks to help get seller's out of their homes prior to forecloser.


Why are we seeing more activity? Here is my take on it.


1. People are still retiring and like Mesquite. They still have pensions and savings and have had their eyes on Mesquite for some time. Now that prices have come down, they are looking at it like a CLEARANCE sale at Dillard's and are getting 1/2 off prices from a few years ago.


2. First-time home buyers and Investors are coming on strong. First-time home buyers are finding that for the price they are renting, with a little down, they are able to buy a home and save money from what they were paying in rent. Investors can pencil out profits once again when buying rental properties. Believe me this is happening.


3. Despite tough economic times Mesquite is doing alright. Mesquite with the temporary closure of the Oasis Casino had to lay off over 300 people, which was a set back to many. In the next breath, the new Solstice Casino is still moving forward and will be under construction for the next 2-3 years. Don't get me wrong nobody is making a killing, but most are weathering the storm and are going to make it. The Golf Courses are still full, the Baseball Fields are constantly in use, and talking to people that work the Casinos, they are staying busy. All these events lead to increased activity in Mesquite.


I hope to see the activity continue. For now we are thankful that we are staying busy. Give us a call if you are interested in a "short list" of Foreclosure properties.

5 Common Myths by First-Time Home Buyers.


Today is Marketing day at the Bowler Realty office. I thought I would share some of the Common Myths by First time Home Buyers.


Myth #1: All Real Estate Agents are the Same


Buyers are lead to believe that anyone holding a license to sell real estate is capable of offering the same service. This is not the case. With any profession there are are some that excel, and try to raise the bar for the industry and there are some that just do the motions to get by.


One way of helping buyers know who is above average is to look at the designations of the agent. As a buyer I would prefer to have a "Accredited Buyers Representative, (ABR)" or a "Certified Residential Specialist, (CRS)" on my team working with me to find my family a home.


Myth #2: Finding Properties "On My Own"


Many buyers are looking on there own. They feel that driving around neighborhoods and pulling flyers or surfing the Internet for listings they are going to find the right house for them. Don't get me wrong, this works to get an idea of price ranges, areas, and to start to get to know the market. The Internet is great with its pictures and virtual tours, however it is just a tool. There is no better way of comparing homes than by the feeling you have walking in the front door, seeing the rooms and yard, touching the cabinets and opening the closets. The best way to do this is to use a good real estate agent. It will save you time pulling fliers and help you focus in on areas that you like. They can also access what is for sale as well as what has sold.


Myth #3: If I use an Agent it will cost me more.


False, False, False... First of all, in many cases the Buyers do not pay any commission unless they have already agreed to. Many first time home buyers especially do not understand the process. When a seller lists their home for sale they agree to pay the brokerage/agent helping them (the agent putting the sign in the yard) and the brokerage/agent that finds a buyer (like you) for their home. If you are unsure who is paying the commission ask your agent, they will know how they are getting paid.


I like to use the analogy of a team. If this is your first game and you have never played the game before, wouldn't it help to hire, at no cost to you, a coach that knows the game and the players (Loan Officers, Appraisers, Home Inspectors, etc.)? If you don't use an agent you could lose BIG.


Myth #4: I have to work with the Agent on the "For Sale Sign"


This is a common blunder! The agent on the "for sale sign" is representing the Seller... not you! Now that agent in most states can represent the buyer as well, but isn't this a conflict of interest? YES. Because they are trying to get the most money for their client the seller and at the same time get the lowest price for the buyer... It sounds to me like the fox guarding the hen house, it is a fine line to tread and many lawsuits in the real estate industry are due to this issue. In my opinion it is best to steer clear all together and get your own Buyer's Agent, that you have hand picked, who knows the process and will help you negotiate with the Seller via the Seller's Agent.


Myth #5: Foreclosure homes are the best deals.


With so much about foreclosure in the media, many first time home buyers feel that these are the best deal. Well, they can be. Foreclosure is now a BUZZ word. Just because it is listed as a "Bank Foreclosure", it may not be as good of a deal as you think. What buyers need to understand when working with banks, many times they are slow to make decisions and they are going to call the shots. It may or may not be in the best interest of a buyer to purchase a foreclosure. Some things to look at are the condition of the home and cost of repair. Many bank owned or REO homes may need work. My experience is that banks sell homes in "As Is." condition. Meaning what you see is what you get. Also many banks will ask you to waive certain rights guaranteed you by law. One I commonly see is to waive the right to a Sellers Real Property Disclosure Form. Because the bank has never been in the home they do not want to disclose to you if the toilets, shower, roof etc. work properly. This is something you should talk about with your agent before looking to hard at bank owned homes.

What is Happing in Mesquite?

As you probably know the World Long Drive Competition just concluded at the new Mesquite Regional Park (behind the hospital). The winner was a 24 year old from Canada that won with a 418 yard drive (just under 1/4 mile) He took home the $250,000 prize money. The event will be aired on ESPN during the Christmas Holiday.

The Real Estate Business is still slow yet consistent. I have had a number of calls form friends and clients looking for good prices on homes and condos (which we do see) and others looking to sell (which we are still selling over half of our own listings). Foreclosures and short-sales are few in our market. We currently have 449 total listings on the Mesquite MLS and 21 are either bank owned foreclosures or short sales. These are varied with some being homes, attached townhomes and condos. Compare this many other areas and you will see, it could be a lot worse.

Some good news is that new home sales in Mesquite are up for the third month in a row. Many of the new homes are being built in Sun City Mesquite. There are also various other builders that have new starts going up all around town.

Overall, Mesquite is not totally isolated from other larger markets nearby, however I feel that Mesquite is a little pocket that is insulated from many problems that are happening. My feelings are that the little city of Mesquite will continue to grow and the best is yet to be!
