Fore-Closure Short List & Great Buys

Anybody looking to get a short list of the foreclosures in Mesquite Area please email me at brandon@mesquitegroup.com

Because I do not have the Listings to these properties I am not allowed to advertise them unless asked. However I know of 1192sq.ft. condo for less than $75,000. Townhomes for just over $100,000 and Single family homes starting at 88,000 (needs a lot of work but it is a 4 bedroom). These are all negotiable. I email this list out every Wednesday.

I am keeping a list of buyers and what they are looking for. You want a Condo for $65,000, or a Single Family Home for $90,000??? let me know, I will get back to you when I find one. One thing is for sure... If I don't know what you are looking for, I can't help you find it. This is what we do Full-Time, find good deals that make sense to buyers and Investors.

01-19-09 Why is Real Estate picking-up???


We have seen an up-swing in activity this last month. It appears that we are not alone, while talking with local builders they too have seen increased activity and have new home starts as well. Buyer's are looking for good deals on condos and small homes. Our listing agents in the office have had great success negotiating short sales with banks to help get seller's out of their homes prior to forecloser.


Why are we seeing more activity? Here is my take on it.


1. People are still retiring and like Mesquite. They still have pensions and savings and have had their eyes on Mesquite for some time. Now that prices have come down, they are looking at it like a CLEARANCE sale at Dillard's and are getting 1/2 off prices from a few years ago.


2. First-time home buyers and Investors are coming on strong. First-time home buyers are finding that for the price they are renting, with a little down, they are able to buy a home and save money from what they were paying in rent. Investors can pencil out profits once again when buying rental properties. Believe me this is happening.


3. Despite tough economic times Mesquite is doing alright. Mesquite with the temporary closure of the Oasis Casino had to lay off over 300 people, which was a set back to many. In the next breath, the new Solstice Casino is still moving forward and will be under construction for the next 2-3 years. Don't get me wrong nobody is making a killing, but most are weathering the storm and are going to make it. The Golf Courses are still full, the Baseball Fields are constantly in use, and talking to people that work the Casinos, they are staying busy. All these events lead to increased activity in Mesquite.
