What is happening? Well, it is not a good time to sell… at least not if you want to make a profit. It is a great time to buy with many prices at or below prices from 2004. Home loans are still happening however there are more conditions to the loan that make it a longer process. It does take some patience and for the right price and terms on a home most are willing to comply.
The last quarter of 2008 there are some encouraging statistics to talk about. In the last quarter of 2008, 62% of all homes, town homes and condo’s sold were existing structures (resale’s), 35% were new homes, town homes or condo’s. The rest were vacant lots. Prices ranged from $50,000 on a vacant lot all the way to $530,000 for a single family home with the majority of the sales from $150,00 to $229,000. The resale market was fueled by an upswing in Bank Owned properties (REO’s) and Short Sales (owing more than it sells for) which add up to almost half of the sold properties.
